In the late 15th century, gold and silver was rubbed, or touched against black quartz — the touchstone — to determine the purity of precious metals. Blanket credit facility- Borrower, a seasoned investor was declined from his local bank despite having good credit and equity in several residential properties. TCC secured a revolving 1M line of credit allowing access to his rental equity.

Development bridge loan on raw land. The borrower had obtained rural land for development through a lengthy court battle that had left the borrower without a primary or secondary source of verifiable income and sub prime credit. Borrower has shopped for finance for over a year through eleven different brokers. TCC was able to restructure the request and place the debt through a network of private equity funds in California. The loan closed allowing the developer to complete the infrastructure on a multi-lot residential development site.

TCC recently provided a cash out refinance on an Educational Center in Las Vegas Nevada. The borrower was seeking cash out to purchase additional property. TCC was able to obtain an LTV exception allowing maximum leverage to the borrower. TCC experience and contacts assisted the borrower in curing a $250,000.00 title defect and ensured a prompt closing.

TCC provided a refinance to a local physician in active bankruptcy. The medical office building refinance had been declined by several banks. TCC was able to secure competitive rates and secure approval from the bankruptcy trustee and close the loan without an appraisal through one of TCC’s private equity funds.

Purchase Money Mortgage quick close. Borrower was under a cash purchase contract with substantial hard deposit. He was declined by another finance company and had to close in less than two weeks. TCC was able to provide commitment within 24 hours and place confidence with the concerned title company and seller representatives. Closing occurred and funds were clear to release the day of the closing.

Project Financing-TCC provided quick project financing for a hospitality developer that was contracted to purchase a former Hilton South Florida hotel. The hotel had decreasing occupancy and needed major renovations. The borrower needed capital to offset the the proposed purchase money mortgage and satisfy the new debt requirements. TCC worked with a private pension fund relationship that was able to execute favorable terms against the buyers other assets allowing a deferment in payments until the new loan could be stabilized. The borrower was able to achieve limited recourse on the funds and complete the transaction.

Recent Closing

TCC provided bridge capital to a prominent retail developer acquiring an operating 150 key hotel with restaurant. TCC negotiated a high LTV purchase money mortgage despite the borrowers lack of hospitality experience. TCC has been engaged to provide the construction and rehab to rebrand the asset.
